III. HARDMONEY LOANS
United Mortgage & Investment Group partners with private investors to provide financing to purchase and repair/rehab residential and small commercial investment properties. Often times “hard money” is necessary when conventional financing is not available. Hard money loans are “asset based” and proof of income, previous rental or mortgage history, W-2 forms, etc. are generally not required.

We have multiple loan programs to choose from. Some guidelines and features are:

- Up to 70% LTV (based on after repair value)

- Close & funding typically in 2-3 weeks
- Credit Scores usually not considered

IV. CONSTRUCTION AND RENOVATION FINANCING
- Financing to build a new home typically comes in the form of a construction –to - permanent loan. This type of financing has two parts: A loan to cover the cost of construction and a mortgage on the finished (permanent) home.
