DOWN PAYMENT ASSISTANCE

I. Down Payment Assistance Programs

   United Mortgage & Investment Group has partnered with participating lenders, American Housing Programs and Harris County Down Payment Assistance Program to provide down payment assistance to low to moderate income home buyers in Harris County and various counties throughout Texas. The primary goal is to increase the home ownership, as well as, meet the national objectives of the federal funding sources used to provide this assistance.

   Down payment assistance ranges from 3% to 6% of the sales price to $10,000.00, depending on eligibility requirements. Subsidies are subject to fund availability on a first-come-first-serve basis. Acceptance of an application for down payment assistance program funds in no way constitutes a commitment or obligation. No commitment is made or implied until a formal approval letter is issued. II. FSBO (For Sale By Owner)

   United Mortgage & Investment Group is offering to assist homeowners in qualifying prospective buyers. The program will help homeowners, whom are not using a Realtor to sell their home, show it to prospective buyers that have already been pre-qualified and approved for a loan. That way they know the prospective buyers can afford to purchase their home and their time will not be wasted. There aren't any costs to the Seller... no mortgage company fees, no Realtor fees, no listing service fee, etc. We have partnered with many Lenders to offer a wide array of loan products depending on the buyer’s financial and credit situation. Credit scores down to 500, stated income, interest only, 40 year terms, first time home buyers, down payment assistance, and 100% financing are some of the programs we offer. The typical closing timeframe is 3 weeks to 30 days.
